Revised February 24 , 2021 VEHA ARCHITECTURAL STANDARDS VEHA is a planned community . ANY EXTERIOR MODIFICATION(S) MADE THAT IS NOT APPROVED IN WRITING, WILL BE THE RESPONSIBILITY AND AT THE HOMEOWNER’S EXPENSE TO RETURN OR MODIFY TO MEE T THE VEHA’S AR C HITECTURAL STANDARDS. NO EXCEPTIONS. ( This is whether or not the modification was inherited from a previous owner . ) 1. GARAGE DOORS: All garage doors must maintain the current box design; 4 x 8 or 4 x 4 architectural design and VEHA Tan color. No windo ws allowed. 2. ALL EXTERIOR WORK AND MODIFICATIONS: the manager at the VEHA office must be informed of all exterior work prior to beginning the work. Any work requiring specific considerations will require that a “Request for Design Approval” form be filled out and turned into the VEHA Office. All curren t design codes with respect to stucco, wood trims and all exterior areas, downspouts and/or additional drain(s) must maintain the current style. All approvals must be in writing by the Architectural Committee only. It will be at the homeowner ’ s expense a nd responsibility to bring back in to compliance of Architectural Standards, if not approved first. It is best to be sure what you are doing is in compliance - better safe than sorry! 3. WINDOW S : All windows and patio doors must be factory b eige , tan, a l mond or the original silver metal color . Otherwise , windows must be painted VEHA tan. No white windows or patio doors are allowed 4. GATES: Gates of home entries must be black wrought iron, grape stake, or cedar slat construction and not higher than the t op of the existing fence without prior approval . Wooden gates must be painted VEHA Brown . 5. SECURITY BARS: Wrought iron security bars over windows and doors must be black or painted black and approved in writing by the Architectural Committee. 6. SOLAR EN ERGY EQUIPMENT: Any solar energy equipment must be approved in writing by the Architectural Committee before installation. Equipment must be kept in good working condition and appearance , or it must be removed. 7. BASKETBALL BACK - BOARDS: The attachment of any backboards on exterior walls or any temporary basketball hoops is not permitted in the VEHA community. 8. WINDOW AIR - CONDITIONERS: Window air - conditioners or window evaporative coolers are not permitted. No E xceptions ! 9. PATIOS: All designs must be pre - approved prior to any construction. Covers are not to extend over the fence lines or encroach up on Common Property. All designs must be in writing and approved by the Architectural Committee, before constructions begins. It will be at the homeowners’ expense and responsibility if not approved by the Committee. Sun Sails, patio shades and Umbrellas are acceptable. NO TARPS! 10. INTERNET/SATELLITE CONNECTIONS: Cannot be physically attached to exterior walls of the unit(s) or c ommon walls. All damages will be repaired and/or replaced at homeowner’s expense. A ll c ables will be properly installed : cables must not hang loosely nor be unsightly strung haphazardly along the side of u nits . Cable must be run with the least amount o f visibility along the bottom and back walls of units. Cables to second - story rooms must be run along corners causing the least amount of visibility. It is the responsibility of the homeowner to convey this information to the individual/company conductin g installation. 11. COLOR CODES FOR EXTERIOR: Formulas for the exterior including stucco, gates, garages and windows are available at the Club House Office. No exceptions.

LIGHTING FIXTURES: All exterior lighting fixtures are the responsibility of the homeowner. Fixtures that need to be replaced must be black. All bulbs must be WHITE. Colored bulbs are NOT permitted und er any circumstances as these colored bulbs are often used for illegal activities . 13. LANDSCAPING: Homeowners are responsible for all trees, shrubs, foliage and landscaping that reside within their property lines, regardless of when or who it was planted by. All trees and shrubs must be kept trimmed and must not cause any damage to fences, neighboring fences, common area landscaping, irrigation, or pose a harm to any person. Homeowners will be financially responsible for any damages their landscaping causes to their neighbor’s fencing, structure, or common area landscaping and irrigation. Damage caus ed to the homeowner’s own fencing will be the sole responsibility of the homeowner to repair or replace and the owner will do so at the demand of the VEHA Architectural Standards Committee when the area(s) effected become an eyesore or hazard. Non - complia nt homeowners will have the matter turned over to the VEHA attorney for legal resolution and the homeowner will be responsible for all legal fees. 14. FENCING – All exterior fencing will be cedar slat painted VEHA brown, or current VEHA composite. Fencing m ust match height , dimensions, and colo r (VEHA Brown or composite) of adjoining unit’s fencing . All fencing must be preapproved. Fences must not be permanently removed. Nothing permanen t is allowed on the exterior of the fence, e xcept hou se nu mbers and flags . 15. VEGAS – All Vegas will be VEHA brown . Replacement Vegas must match previous dimensio ns and original construction. No permanent removal of Vegas is allowed. NO EXCEPTIONS! 16. DOWNSPOUTS – All downspouts must be of consistent style to match all units . C olor must b e VEHA brown on lower level, and almond or VEHA brown on upper level (Metal/A lmond – no PVC) 17. FRONT DOOR S – VEHA brown or a personal color approved by VEHA architectural committee 18. STUCCO – All repairs (stucco/walls) must be approved in writing by the Architectural Committee. Homeowners must use approved s tucco manufacturer and color for new stucco and match existing stucco color. 19. PARAPETS AND ROOF EDGES – Must match s tucco color. 20. ROOFS – Roofs are the responsibility of homeowner s . Roofs must be kept in good repair. A leak on one homeowner’s property may cause problems for the adjoining town home . Issues between homeowners must be handled between homeowners. 21. PERGOLAS – Pergolas at the entrance of properties must be painted Dark Brown (VEHA brown) . They must be in kept in good repair. No Roofs over the Pergolas. Pergolas are not to be permanently removed. 22. WOOD PANELING – Large 2 nd story paneling will be painted VEHA Tan. Entry paneling will be VEHA brown. Homeowners may stucco over large 2 nd story paneling with matching stucco color. 1 st story patio overhang will be painted VEHA tan. 23. BALCONY – Balconies will be painted VEHA tan and must be kept in good repair. Balconies must match original VEHA Architecture. Balconies are not to be permanently removed. 24. GENERAL CONDITION – All propert y exteriors must be ke pt clean, and in good condition. This keeps our community clean, pleasant, and safe.
