Families & Investors Whether an individual or a family, as someone who recognizes the many benefits of investing for the future through the acquisition of real property, knowing how to maximize the value and return on investment can be complex and daunting. Assisting the transfer of assets between generations, reducing familial conflicts and improving financial performance are just some of the services and experienced portfolio manag er can help you with. Corporations and Syndicates Corporations and syndicates alike have

recognized for years the value in real property as both an inflation hedge and a potential profit centre within their well diversified portfolios. In a recent report k nown as the “Grosvenor’s Resiliency Index” which measures the resiliency of various economies, it was stated that “Canada as whole is doing exceptionally well. The top 3 most resilient cities in the world are Vancouver, Toronto and Calgary. For investors i n investment grade real estate, Canada continues to be a very sound long - term investment market. Thorough and functional understanding of

the many pieces of legislation and reporting requirements that regulate the way these types of assets are managed are a necessity to ensure that shareholder or investor’s gains are maximized. Consulting Services If you are more of a “do it yourself - er” or have decided to take a “hands on” approach to managing your property of portfolio, you may still want to consult with a professional on certain matters. Market analysis, tenant relations, lease negotiations, construction and development, redevelopment, refinancing or large scale building

upgrades and renovations are just some of the areas a real estate professional can he lp guide you through. A managing and consulting agent will have the practical experience and knowledge base to help you better understand all of the inner workings of leasing, maintenance requirements, and important up to date legislation that can affect t he outcome of your endeavour. Code of Ethics In my daily activities, I will: Ensure the interests of clients and the real estate industry are placed above my personal interests. Act with honesty and integrity towards collegaues in the

real estate management and advisory professions and others participating in the real estate industry. Exercise autonomous, professional judgment in the analysis of real estate management and advisory decisions. Increase my professional knowledge and expertise by engaging in ongoing education pertaining to industry topics and issues. Lead by example in encouraging others to act ethically so as to further the integrity of the real estate management and advisory professions. Prime Capital Place This 79,500 square foot office building at the corner of Hastings and Howe

was acquired by a private family trust in the mid 1990s. At the time, the downtown office market was experiencing high vacancy rates, and the owners were having problems leasing vac ant space as the lower quality design was not attracting ten - ants. The family ownership had a long term vision and needed an astute asset and property management company that could effectively reposition the prop - erty to ensure it’s success. The Asset Str ategy At the outset, Martello spearheaded remerchandising the retail units to adapt to the diminished presence of ladies fashion along the

West Hastings corridor. Na - tional retailers such as Starbucks, Iris Optical and Flight Centre were quickly at - tracted to the high profile corner. Previously known as the Atrium Building, Prime Capital Place was notable for it’s 11 storey lobby atrium. Between 2009 and 2012 Martello developed and imple - mented an atrium infill plan, costing over $5 million, which increased the leasable area of the building by 15%. During this period, Martello also undertook a com - plete upgrade of the mechanical systems, thereby reducing utility costs by 50%. This strategic development

allowed Martello to secure a long - term government lease for 58% of the building, and also attract new professional firms to the build - ing including accountants and engineering firms. For more information please v isit http://www.martello -
