Problem and solution Problem: Downtown Deland is a popular destination for shoppers, diners, area workers and students. Connectivity rest of the city is perceived to be hampered by available parking. What is the severity of the problem and what are viable solutions? Solut ion:   The plan is to input two definite parking garages in Deland that would be more than double the amount of parking. One being a two story and the other being a three story parking garage.

Why we should add parking garages? Any one who lives in or near Deland knows that this problem is pretty severe. We can more than double the amount of parking spaces while not taking up more land. It will help decrease the amount of traffic and the amount of cars parking on the street. The garages would include a handicap parking spaces, making downtown Deland easier and safer for disabled citizens to get to. If bad weather occurs, then the parking garage would provide shelter for people and/or their cars. By building this it will increase jobs, such employing a local construction company to build it. When it’s complete, jobs such as a check in attendant and security guard will need to be filled.

ESTIMATES AND COSTS It would cost $8.5 Mil each to build these parking garages, including electricity. At the moment, we will charge a fee of 2 dollars per hour. We will negotiate a set price with Deland. We will also sell a $45 parking pass for residents that is good for a full year. Deland has a population of roughly 31,000 and the Mainstream Association estimates 300,000 people visit annually. Estimate: Say from the 300,000 tourist that come to downtown Deland, 250,000 of those stay in the parking garage for 5 hours, making the price $10. That is $2.5 million and thats not including if they stay longer or multiple days. If 15,000 residents buy the $45 parking pass, that would earn $675,000 per year. If we use these estimates, the garages would be profitable within 5 years and 6 months.

WHY IT IS A GOOD IDEA ( Rebuttal to the cons) 1: As shown in the estimate, it would potentially take only 5 and half years to become profitable. Annually, it has the potential to earn $3,175,000 per year.   2: For the first location, the parking garage would only be two stories, so it wouldn’t mess up the sky line. It wouldn’t be any different that a regular office building being built. The second location would be three stories to match the surrounding buildings, so it would nicely blend in. 3: We would employ security guards to regularly inspect the parking garage. We would also install security cameras to make sure no angle is left unseen. It would be safer to park in the garage than on a random street that is unprotected and away from the public eye.   4: If a resident goes to Deland and stays, on average, 4 hours for at least 6 days, they are paying $48. Most residents go into town frequently and would benefit from buying a pass. 5: It can help students and employees park closer to where they work or for tourist who explore Deland. Quick example: A parking pass here at UHS is the same price, yet we can only use it 5 days a week for roughly 9/10 months (keep in mind the amount of breaks and days off we have). This parking garage pass is 365 days a year.  

OVERALL As the pros and cons collide against each other there is more benefits to the making of these garages as it comes with profit and parking availability.   These parking garages would easily fix Deland’s parking problems and also earn them a good amount of income annually.   This more than doubles the amount of space and makes downtown Deland more accessible for residents and tourists.
