[See miscellaneous requirements page 2] N OTICE The building permit is valid for 9 months (refer to Ord. No. 04 - 05 - 20 - 02). This permit becomes null and void if construction is not started within sixty (60) days of the approval date of the permit, or if the building or work authorized is suspended or abandoned at any time after the work is commenced for a period of two (2) months. I hereby certify that I have read this document and all of the ab ove information is true and correct. All provisions of laws and ordinances governing this type of work wil l be complied with whether specified herein or not. Granting of this permit does not give authority to violate or cancel any law or ordinance. Various inspections are required o n building projects. Applicant is responsible for obtaining a list from Develop ment Services upon issuance of permit. All building projects require a FINAL INSPECTION before the project is considered complete. City of Lago Vista Accessory Building Application Requirements Accessory Buildings Under 30 sq’ : No taller than 9’ at highest point and 6 ’ at eaves. Does not require a permit. Accessory Building 30 - 120 sq’ : May not be placed in the front yard or closer than 5’ to rear and side yard lot lines. May not be plac

Below are the documents required with the application. 1. Survey or plat showing location on property. Drawn i n locations are acceptable but must be legible . 2. Either an engineered or non - engineered foundation de tail with tie down methods. 3. Drawing s or equivalent of structure including foundation with width, length, and height dimensions . Accessory Building Lager than 120 sq’ : Must follow the same setbacks as t he principal building but not less than 20’ at the front yard setback. Accessory Garages must be a minimum of 250 sq’ and no taller than the principal building and other accessory buildings may be no taller than 18’ measured at the ground of the structure. The total floor area must not exceed 50% of the principal structures. Requires permit and should be schemed like the principal building. Below are the required documents. 1. Survey or plat showing location on prop erty. Drawn i n locations are acceptable but must be legible. 2. Either an engineered or non - engineered foundation detail with tie down methods for un habitable structures. Structures capable of habitation require engineered foundation plans and engineers ap prove prepour inspection . 3. Drawings or equivalent of structure including foundation with width, length, and height dimensions. 4. Must include updated impervious cover measurement s. Miscellaneous Requirements Floodplain Construction: Accessory Structures in the floodplain must meet floodplain construction standards, no electricity or plumbing drains , engineered foundations and ties, flood venting , and restricted materials etc. No accessory structure deemed habitable will be allowed in the flood plain but may be constructed elevated out of the floodplain. Plumbing, Electrical, and Mechanical Permits: Must include a detailed plan for each separate permit. Driveways: Obtain Drainage Assessment from City o f Lago Vista Public Works . Documents required. 1. City of Lago Vista Drainage Assessment form. 2. Detailed drawing with measurements on survey or plat showing location and all dimensions. Sewer Connection/Tap: Obtain Utility Location form from the City of L ago Vista Public Works . Documents required. 1. City of Lago Vista Utility Location form. Carports: Carports are allowed in the Manufactured Home District but only with a Conditional Use Permit in other districts. If in any district other than the R - 1M Manufactured Home District do not apply for a Carport Permit. Contact The City of Lago Vista Development Services for information on a Conditional Use Permit. 1. In the M - 1 manufactured Home District Carports may be attached or detached from that main structu re and there are no architectural standards. Materials must be approved for such use. Nonstandard D esign S tructures: Structures such as gazebos, pergolas , and other nonstandard design ed structure will require a basic design and detailed footing and foundat ion details. Applicants must k no w designs like a pergola require notable foundation footings and lateral support due to their inherent designs . City of Lago Vista Building Department - P.O.
