4. CCYB’s Challenge – Why CMS Gym Space MattersPrivate school gym space availability is completely unpredictableThe gym space has to exist before we can work on cost reductionPublic school gym space pricing model needs to be fine tunedRationalize non-profit, community run rental fees Eliminate mid-week rental/custodian fees when the building will already be normally open and staffed Cost-share weekend custodian feesCCYB Immediate Needs

5. Gymnasium AvailabilityCCYB has to balance gymnasium availability with costsCourt order of use is: Fenn, Carlisle, CA, Middlesex, Sanborn, PeabodyIdeal court time is 3/hours practice time/team (54 Hours), but there’s not enough spaceCPS gym space is too costly on weekends with only a single courtCarlisle only charges for custodianGymWeekdaySat/SunSanborn15 hours/wkN/APeabody15 hours/wkN/ACarlisle3 hours/wk8 hours/wkFenn9 hours/wk12 hours/wkCA6 hours/wkN/AMiddlesex4 hours/wk5 hours/wkNashoba BrooksN/AN/A

6. Concord’s Public School Court ShortageCourt: Student Ratio (Ages 10-19)Concord-Carlisle has the highest court-to-student ratio of any surrounding school district. Without the CCHS courts, the ratio is 2X – 3X higher.Population data from http://censusreporter.orgCourt information data from town/district web sites and town basketball coordinators

7. CMS Building Project Design – CCYB InputTo keep court space at current levels, CCYB need two functioning courts to replace the Sanborn and Peabody courts; private schools can’t be relied upon given the potential long-term impact of COVIDThe approved 7,000 sq. ft. design includes a single MIAA regulation basketball court (50’ x 84’) with two 55’ x 39’ cross courtsThe approved 55’ x 39’ cross-court length is insufficient for middle school-sized kids (also applies to CMS basketball teams, not just CCYB) - there is a real safety issue with running room at the end lines with the smaller courtsTwo sufficiently sized courts in a single gymnasium will cut the cost of custodian fees (and potentially rental fees) for CCYB in halfCCYB and CMS basketball needs fully align – both require a minimum of two 74’ x 46’ courts (10,000+ sq. ft.) to allow simultaneous practices and adequately prepare them for high school basketball

8. CMS Building Project Design – The Bigger PictureCCYB needs are lower than the needs of the wider Concord communityWhy are MIAA regulation courts important? Numerous other constituenciesNon-Profit: CCYS (futsal), Concord Recreation (basketball, volleyball, pickleball)For-Profit: Community and club basketball, volleyball, pickleball, badminton Futsal courts require a minimum 52’ x 82’ areaPickleball and badminton require 44’ x 20’ courtsVolleyball requires 36’ x 60’ spaceCCHS has a need for additional MIAA-regulation court space to ease scheduling burden for basketball and indoor track. Current CCHS gymnasium has the least court space of any DCL large districtAny revenue opportunity for the courts will be dependent on court size, and should be carefully planned for multi-sport use

9. Off-Peak Revenue Opportunity – March to OctoberAverage Rental Rate: $150/HrAvailable Rental Hours @ 30 WksWeekday: 15/Hr/Wk, 450 TotalWeekend: 24/Hr/Wk, 720 TotalTotal Revenue GeneratedWeekday: $67,500Weekend: $108,000Total: $175,500Average Rental Revenue: $14,625/moRental rates for regulation courts range from $75-$125/Hr or moreTo maximize revenue potential, sign long-term contracts through recreation departmentWould require exterior access and lavatory facilities accessible from the gym, with the ability to keep the rest of the school lockedThis analysis does not include rental revenue during peak period from November through mid-March

10. Private Donation OpportunitiesCCYB is willing to raise donations for movable infrastructure such as scoreboards, stands, and hoop equipment to offset costsGiven the clear shortage in gym space, the town should be responsible for building construction costs

11. ClosingConcord has one chance to rectify the shortage of court space in Concord, and it’s critical to not be shortsighted in our approachWhile CCYB understands that there are tradeoffs between function and cost, we believe the drastic discrepancy in court space versus other school districts warrants priorityCCYB kindly requests that the CMS Building Committee ensures the needs of the community are being met and priorities understood through additional surveys to residents with accompanying educational materialsCCYB is willing to provide further data and more closely participate in the design process as requested by the CMSBC Design Subcommittee
