Requirements for the Plant Coverage Warranty Rider Post - Installation Inspection A Firestone representative and the Building Owner or their representative will perform a post - installation inspection in order to identify any issues that may impac t the establishment of a healthy garden roof system . To qualify for future warranty claims, information regarding the steps taken by the Building Owner to remediate any identified issues must be submitted to Firestone within 30 days of identification of t he issues. Initial and Ongoing Maintenance Follow the instructions and use the Checklists provided in Sections II & III of this Maintenance Plan . Record all maintenance tasks that are performed . Year One and Year Two Inspections At the end o f Year One and Year Two following the SkyScape installation , the Building Owner or their representative should perform an inspection of the garden roof system to identify any issues regarding plant health, watering/ irrigation , and overall progress on cover age goals (see section E. below, “Determining Plant Coverage”) . Reports All information recorded in Section III of this document must be submitted to Firestone by the Building Owner at the end of Year One and Year Two . These two annual submi ttals must includ e the record of maintenance tasks that have been performed (see Section III ), an estimate of the coverage of plant growth (in %), at least two (2) digital photographs showing evidence of plant growth progression and any m ajor maintenance problems . T he Signature Page must also be si gned , dated , and submitted to Firestone (see S ection IV ) . Determining Plant C overage C overage percentage is determined for each 1000 square foot grid area of roof surface. Overall coverage is based on a visual inspection under these terms and is subject to Firest one review . The Building Owner is responsible for all labor and labor costs necessary to maintain the garden roof system during the 2 - year Plant Coverage Warranty Rider period. Non - covered areas must exceed minimum ½ - square - foo t to be counted against the cove rage percentage . Maintenance Instructions Watering Immediately F ollowin g I nstallation T hese w atering guidelines should be followed in order for your plants to grow as expected: 1) Cuttings – a. Overhead W atering twice daily for the first two (2) weeks b. Once a day for the third week c. Once a week for the next four (4) weeks 2) Plugs – On ce an week for four (4) weeks 3) Sedum – Once a week for four (4) weeks Ongoing C are F ollow these general guidelines to help maintain a healthy garden roof system : Watering/ Irrigation Focus your watering/ irrigation efforts during the “establishment period ” - generally the f irst two months following installation – and during the first full summer growing season. Make sure to check for wilting or stress o n a monthly basis . However, i t is better to keep watering/ irrigation to a minimum, as dry soil encourages t ougher plants that can resist extremes. Irrigation may not be needed during periods of rain or milder temperatures. Hotter or dryer climates may require more ongoing attention. Be prepared to water/ irrigate during periods of extreme heat, but one or two irrigations per year may be all that is needed. In warmer climates, more regular watering/irrigation may be required. HOT, DRY WEATHER: Prolonged hot, dry conditions can dry out soils and cause plants to go dormant; or, in extreme cases, could cause pl ants to dry completely and die. During prolonged hot dry weather (75 o F (24 o C) or above with less than 1 inch of rainfall per month), or when plants become drought stressed, watering/irrigation should be applied, temporarily, to re - wet the soil to the poin t of saturation. The general rule of thumb is: if the plants are wilting, it is time to irrigate. Watering/irrigation should always be applied in a manner practical and efficient for the scale of th e installation. Prolonged temperatures above 75 o F (24 o C) , garden roof systems installed on sloping roofs and /or roofs exposed to persistent winds or reflected sunlight may require even more frequent care and watering . Appropriate watering/irrigation also enhances the evaporative cooling effect of the green roo f. Fertilizers Once established , g arden roof systems need little to no fertilizer ; h owever, fe rtilizing in small amounts during the establishment period, in order to encourage faster establishment. All fertilizers can be water pollutants, so care should be used to keep fertilizer applications to a minimum. Also, excessive fertilizer encourages “ soft growth, ” which makes plants more vulnerable to damage from drought or temperature extremes. It is better to use slow release and balanced organic fertilizer s, with one application in the spring usually being adequate. Do not fertilize during fall , as this may stimulate soft growth and compromise the hardiness of the plant material. Maintaining a g arden roof system in a state of low fertility, after establishment, also discourages weed growth. Weed control W eeding is especially important during the establishment period and during the first full year of growth . During your month ly inspections, be sure to remove all weeds and “deadhead” – trim off spent flowers by hand or with scissors or pruners – where this is necessary. P erennial weeds (such as clover ) must be removed quickly , and, when perennial weeds are present , a careful, spot - spray of a gl yphosate herbicide may be used. Care should always be taken to prevent weeds from setting seed. Once the plants grow into the desired coverage, weeds should become less prevalent. Organic debris can smother garden roof plants, so r emove any fallen or matted tree leaves , seeds, dead limbs, or any other organic debris on a regular basis . Drainage Inspection Roof drains should be inspected at least every two weeks , and any debris (pebbles, sticks, leaves , trash, etc.) should be removed from the drainage system and drain paths , in order for the roof drains to function properly . Impaired drainage is a very serious condition; not only can it lead to damaged or dead plants, but it can cause serious damage to the roof ing system , add structural loads beyond th e building’s design limits, and may ultimately lead to structural failure .
